Lease Upgrades/Expansions

They said the upgrade would take a few weeks but instead they stopped work & left equipment outside their space on my property for months.
— Pissed off landlord who could do nothing about it

Landlords who have vague language in their lease are often powerless when addressing tenant issues like these. Tower Leases are written in ways that allow carriers 24/7 access to their leased areas along with broad discretion about the equipment they bring to your property and how long they can leave it staged or parked outside the carriers leased area. CSA has a team of professionals who have worked for the carriers and how to make sure the work they do works for you.

Rent Increase

Who is this request for and does the rent increase match the request? Landlords who don’t ask are lead to believe they’re giving space for the current tenant when they may be actually giving space for a new tenant resulting in a potential loss of thousands in lost income. CSA clients know to contact us when they receive any request for expansion or upgrades that could increase rent significantly.

Additional Space

What will the additional space be used for and will the extra rent I receive stay in place until the end of the lease or just while it’s being used? Whether it’s a new generator or a new tenant landlords need to know whether or the additional rent they receive will be through the end of the lease. CSA’s goal is to keep any additional rent on your lease while most amendments allow the tower company to reduce rent when use of the extra space ends.

Construction

What equipment will be used during construction and will it impact other tenants on my property? Wherever possible CSA recommends determining the tenant impact then require per diem payments to cover inconvenience costs.

Amendments

Did the tower company add extra non-related lease terms that I should have removed before I sign? Many landlords find that they agreed to a right of first refusal that limits their ability to sell their lease in addition agreeing to a minor upgrade to their towers. CSA knows these tactics well and protect landlords from agreeing to irrelevant terms that could do more harm than good.
